What is the Building Recertification Program?
At 10-25-40 years old, a building must undergo a required inspection and recertification. This checks that the building still meets safety rules and current building codes. It also spots areas that need upgrades to keep the building safe and up-to-date.
After the first 25 years, the building needs a re-inspection every ten years. This helps track the building’s condition as it ages and spots any signs of wear and tear.
The recertification process checks all parts of the building, from the foundation to the roof and everything in between, to make sure they meet the current building codes. If any issues are found, they are noted and fixed to keep the building safe and up to code.

Building Recertification Inspection Process
You’ll Receive a Notice
You will receive a Notice of Required Inspection from county officials when your building nears 25 years old. If you don't get this notice, remember it's your responsibility to keep track of the inspection timeline.
Arrange for Inspection
Once notified, you have 90 days to hire a Florida-registered architect or engineer. They will inspect your building and prepare a building safety certification to submit to the city.
Submit Required Documentation
Gather a complete structural and electrical inspection report. This includes a permit application and a signed form by a licensed professional outlining any necessary repairs or confirming that your building meets all safety standards.
Submit Application in Person
Take the completed forms along with a fee to the designated office in person. Mailed reports are not accepted, so make sure to handle this in a timely manner to avoid any penalties.
Should your building pass inspection
It’s good to go for another ten years without additional checks. However, if any structural or electrical concerns are identified, swift action is necessary. You have 180 days to obtain permits and complete the needed repairs. Delaying or neglecting to provide the building recertification form can lead to serious outcomes, such as receiving a Notice of Violation and the prospect of penalties. While there’s a possibility for extensions, they’re considered case by case. It’s crucial to address any issues promptly to prevent any negative impacts.
